Before you accept an offer
Read these first. They explain how buyers price a house and how to check who you are dealing with.
- Guide · 3 min readHow Tulsa cash home buyers calculate an offerTulsa cash buyers work out an offer by estimating the after-repair value of your house, subtracting the repairs it needs, and keeping a margin for their own costs and profit, often using the rule of thumb of 70 percent of after-repair value minus repairs. In Tulsa the repair estimate, especially roof and foundation work, usually explains most of the gap between a cash offer and a listing price.Read the guide
- Guide · 3 min readHow to vet a "we buy houses" company in TulsaOklahoma gives Tulsa sellers one check most states do not: since November 2021, anyone who markets and sells your purchase contract to another investor needs a real estate license. Ask every buyer whether they will close themselves or assign the contract, look up any license with the Oklahoma Real Estate Commission, ask for proof of funds, and close through a title company. The rest is reading the contract before you sign it.Read the guide
Common situations
Guides for specific situations
Each guide explains the steps, the paperwork, and what to watch for before you sign anything.
- Inherited a houseHow you sell an inherited Tulsa house depends on how it was left to you. If the owner recorded a transfer-on-death deed, the beneficiary files an affidavit with the Tulsa County Clerk and can sell without probate. Otherwise a personal representative appointed by Tulsa County District Court handles the sale, and Oklahoma normally requires the court to confirm it before title passes. A cash buyer can sign a contract that waits for that confirmation, which suits estates that need time.Read the guide
- Behind on paymentsFalling behind on a Tulsa mortgage does not mean the house is already gone. Oklahoma lenders usually foreclose through court, and even after a judgment the house goes to a sheriff's sale that the judge still has to confirm. Until that confirmation you can pay off the loan, and a cash sale is one way to do it: the buyer's money pays the lender at closing, and what is left after costs goes to you.Read the guide
- Needs major repairsA Tulsa house does not have to be fixed before it sells. Cash buyers purchase as-is and build the cost of a new roof, foundation repair or code work into the price. That trade makes the most sense when the repairs would cost more than you have, take longer than you can wait, or involve insurance claims and permits you would rather not manage.Read the guide
- Tired landlordOklahoma law makes it straightforward to sell a rental with tenants still living in it. The tenant does not have to agree, the buyer takes over the lease and the security deposits, and the tenant pays rent to the new owner once they get written notice. That lets you sell a Tulsa rental as an occupied property instead of waiting out a lease or emptying it first.Read the guide
- Going through a divorceOnce a divorce is filed in Oklahoma, an automatic temporary injunction stops either spouse from selling or borrowing against marital property without the other's written consent or a court order. A sale during the case therefore starts with an agreement. The court divides property acquired during the marriage in a way that is just and reasonable, whoever's name is on the title, and the homestead rule means both spouses sign the deed.Read the guide
- Title problemsA Tulsa house with a title problem can still be sold, but the problem has to be cleared, or paid off at closing, before the buyer's title examiner will approve it. In Oklahoma the seller supplies a certified abstract, the buyer's attorney or title insurer lists what must be fixed, and the standard state contract gives the seller extra time to fix it. Paid-off mortgages and old judgments usually clear with recorded releases or affidavits. Missing heirs or an estate that was never probated usually take a court order, which means a lawyer.Read the guide
- Fire or storm damageYou can sell a Tulsa house with fire, hail, tornado or water damage before it is repaired, while the insurance claim is still open, or after it pays. The real question is who ends up with the claim money. With a mortgage, the claim check often names the servicer too, and the servicer can hold the funds and release them in stages as repairs are inspected. A replacement cost policy usually pays the depreciated value first and the rest only after repairs are finished. Settle those points with your insurer and lender before you sign a sale contract.Read the guide
- Delinquent property taxesTulsa County property taxes go delinquent on January 1 if at least half of the bill has not been paid, and delinquent taxes add 1.5 percent interest a month until the interest equals the tax. Once taxes have gone unpaid for three years, the County Treasurer offers the house at the June resale auction, and since November 2025 the owner can redeem only until that auction starts. Selling before then lets the title company pay every delinquent year out of the sale proceeds at closing, and what is left after the mortgage and other liens goes to you.Read the guide
