How to vet a "we buy houses" company in Tulsa
Oklahoma gives Tulsa sellers one check most states do not: since November 2021, anyone who markets and sells your purchase contract to another investor needs a real estate license. Ask every buyer whether they will close themselves or assign the contract, look up any license with the Oklahoma Real Estate Commission, ask for proof of funds, and close through a title company. The rest is reading the contract before you sign it.

Step 1 of 2 · Tell us about the house
Part 1 of 6
Oklahoma's wholesaler rule
A wholesaler signs a contract to buy your house and then sells that contract to another investor for a fee instead of buying the house. Oklahoma's Predatory Real Estate Wholesaler Prohibition Act took effect on November 1, 2021, after complaints from sellers who learned too late that the company they signed with never meant to buy. Publicly marketing your contract to other buyers now requires an Oklahoma real estate license.
So ask the question plainly: will you close on this house yourself? If the answer is no, or the contract names the buyer "and/or assigns", ask for a license number and check it.
Part 2 of 6
Look up the license
The Oklahoma Real Estate Commission runs a free online license search where you can confirm that a license is real and active. It takes a minute and is worth doing for anyone who says they are an agent or broker, as well as for any wholesaler.
Part 3 of 6
Make sure the money exists
Ask for proof of funds dated within the last few weeks: a bank statement or a lender's letter. The earnest money should be deposited with the title company, and the contract should state how much it is and when it stops being refundable.
Part 4 of 6
Close through a title company
Oklahoma closings usually run through a title company, working from an abstract and a title opinion or title insurance commitment. The closing agent pays your mortgage, any city abatement liens and back taxes from the proceeds, handles the documentary stamps and records the deed with the Tulsa County Clerk. If the house is your homestead and you are married, expect both spouses to sign the deed.

Contract terms to read twice
These decide whether the price on page one is the price you get.
- How long the inspection period lasts and whether the buyer can cancel for any reason
- How much earnest money is put down, and who holds it
- The closing date and what happens if it slips
- Who pays the documentary stamps and other closing costs
- Whether the buyer may assign the contract
Part 6 of 6
Warning signs
Slow down if you see one of these. Walk away if you see two.
- Being rushed to sign before you have read the contract
- Any request for money from you
- A big price cut after the walkthrough with no written reason
- A company with no address you can verify
- A request to sign the deed or a power of attorney before closing
- An upfront fee to stop a sheriff's sale
Questions
Questions about this
Is wholesaling legal in Oklahoma?
Yes, but since November 1, 2021, publicly marketing and selling a homeowner's purchase contract to another buyer requires an Oklahoma real estate license. A licensed wholesaler has to follow the state's real estate license code.
How do I spot a "we buy houses" scam in Tulsa?
Requests for money, pressure to sign right away, a deed or power of attorney before closing, and promises to stop a foreclosure for a fee are the clearest signs. A real buyer closes through a title company and never charges you anything.
What does a matching service do that a buyer does not?
It does not buy houses or make offers. It sends your request to buyer partners who have agreed to put offers in writing, show proof of funds and close through a title company, so you can compare them. You should still vet each one.

Guides for specific situations
- Behind on paymentsFalling behind on a Tulsa mortgage does not mean the house is already gone. Oklahoma lenders usually foreclose through court, and even after a judgment the house goes to a sheriff's sale that the judge still has to confirm. Until that confirmation you can pay off the loan, and a cash sale is one way to do it: the buyer's money pays the lender at closing, and what is left after costs goes to you.Read the guide
- Inherited a houseHow you sell an inherited Tulsa house depends on how it was left to you. If the owner recorded a transfer-on-death deed, the beneficiary files an affidavit with the Tulsa County Clerk and can sell without probate. Otherwise a personal representative appointed by Tulsa County District Court handles the sale, and Oklahoma normally requires the court to confirm it before title passes. A cash buyer can sign a contract that waits for that confirmation, which suits estates that need time.Read the guide
