Facing foreclosure in Tulsa
Falling behind on a Tulsa mortgage does not mean the house is already gone. Oklahoma lenders usually foreclose through court, and even after a judgment the house goes to a sheriff's sale that the judge still has to confirm. Until that confirmation you can pay off the loan, and a cash sale is one way to do it: the buyer's money pays the lender at closing, and what is left after costs goes to you.

Does this sound familiar?
If one of these fits, this guide is written for you.
- A 35-day notice to cure or a foreclosure petition arrived, and you are not sure what happens next.
- Storm damage or a lost job put the payments out of reach.
- The house needs work, so a regular listing would take longer than you have.
- You would rather sell on your own terms than let a sheriff's auction set the price.
Step by step
What to do, in order
Before you accept any offer.
Figure out which kind of foreclosure it is
A court foreclosure starts with a lawsuit. A power-of-sale foreclosure starts with a 35-day notice to cure and can go ahead without a judge if the mortgage allows it. On your homestead you can force the court process by sending the lender notice by certified mail and recording it with the county clerk at least 10 days before the sale.

Ask for your payoff
Request a written payoff statement from the servicer so you know exactly what a sale has to cover.
Line up offers before the sale date
Tulsa County sheriff's sales happen on Wednesdays, and notice is published at least 30 days ahead. Compare cash offers to your payoff and tell the buyer the sale date.
Close, or redeem before confirmation
Closing before the sheriff's sale pays the lender and ends the case. If the sale has already happened, you can still redeem until the court confirms it, usually about three weeks later.
Paperwork
Documents to gather
A title company or attorney will ask for most of these. Having them ready shortens the closing.
- The notice to cure or the foreclosure petition
- Recent mortgage statements and a written payoff
- Any loss mitigation or forbearance letters from the servicer
- Deed and the latest Tulsa County tax statement
What we do
How Tulsa Cash Offers can help
- Cash buyers do not wait on a loan approval, which matters once a sheriff's sale is scheduled.
- The house sells as-is, so storm damage or repairs do not hold up the sale.
- Compare written offers against your payoff before you commit to anything.
- Asking for offers is free, and a loan modification or listing stays on the table.
Caution
Watch out for
- Never pay an upfront fee to someone promising to stop a foreclosure, and never sign the deed over outside a real closing with a title company.
- If your mortgage waived appraisement, the court cannot order a sale for six months after judgment. Use that time, but do not count on more.
- A short sale needs the lender's written approval before closing.
Questions
Questions about this situation
When are foreclosure sheriff's sales held in Tulsa County?
On Wednesdays at 10 am at the Tulsa County headquarters, 218 W. Sixth St., first floor. The opening bid has to be at least two thirds of the appraised value, and the court confirms the sale about three weeks later. Until it does, the owner can still redeem.
Can an Oklahoma lender foreclose without going to court?
Yes, if the mortgage contains a power of sale, after a 35-day notice to cure. For a homestead the owner can insist on the court process by sending written notice by certified mail and recording it with the county clerk at least 10 days before the sale.
Can I still save the house after the sheriff's sale?
Possibly, by redeeming: paying what is owed before the court confirms the sale, roughly three weeks after the auction. Call Legal Aid right away if you are in that window.

- Needs major repairsA Tulsa house does not have to be fixed before it sells. Cash buyers purchase as-is and build the cost of a new roof, foundation repair or code work into the price. That trade makes the most sense when the repairs would cost more than you have, take longer than you can wait, or involve insurance claims and permits you would rather not manage.Read the guide
- Going through a divorceOnce a divorce is filed in Oklahoma, an automatic temporary injunction stops either spouse from selling or borrowing against marital property without the other's written consent or a court order. A sale during the case therefore starts with an agreement. The court divides property acquired during the marriage in a way that is just and reasonable, whoever's name is on the title, and the homestead rule means both spouses sign the deed.Read the guide
